Radon testing is an improtant part of any real estate transaction. These tests should only be performed by experienced professionals trained in the most accurate and advanced testing procedures. Unfortunately, many radon testers are still performing these important tests using primative charcoal sampling canisters. These passive canisters provide no safeguards against tampering and often yield inconsistent and inaccurate results. Worse yet, after sitting at the site for two or three days, the canisters must be mailed to a laboratory where the analysis requires yet another day of waiting. In all, it is not uncommon to wait as long as a week for radon results. This can certainly become a problem during a real estate transaction. Bear Creek Property Consultants performs it's radon tests using a Sun Nuclear continuous radon monitor. This professional monitor privides a high level of accuracy while actively monitoring the air over the entire tesing period. Tilt and movement sensors also help to assure a valid, tamper free test. Best of all, our test results are usually delivered within an hour after the testing period has ended. Our radon tests take only 48 hours from start to finish. Once finished we will use a computer program to analyze the data and prepare a report. We will then notify you by phone or email with results of the test. EPA has released a Public Service media campaign for radon. The campaign features the U.S. Surgeon General's warning that radon causes lung cancer and that you should test your home. Exposure to radon causes lung cancer in non-smokers and smokers alike. Lung cancer kills thousands of Americans every year. Although lung cancer can be treated, the survival rate is one of the lowest for those with cancer. From the time of diagnosis, between 11 and 15 percent of those afflicted will live beyond five years, depending upon demographic factors. According to the EPA a radon level higher than 4 pCi/L should be corrected by installating a radon mitigation system. Mitigation systems are installed by trained and licensed mitigation system contractors. Bear Creek Property Consultants does not install mitigation systems. This prevents a conflict of interest, because it ensures that we have nothing to gain from skewing the results. Radon mitigation systems typically cost $800-$2,500. If a high level of radon is found in you home you can use the results of our test as a bargaining tool to try to pursuade the seller to lower the price of the home to cover the cost of installing a mitigation system.
